March’s total of 278 property sales brings the year-to-date figure to 765—just a 1% decrease compared to the same period in 2024. While sales volume has slightly softened, the total dollar value of March transactions rose by 7%, reflecting an upward trend in home prices and sustained market interest.

Market Value and Property Trends

The average home price in Southeast New Brunswick reached $373,647 in March 2025. Properties are spending an average of 62 days on the market, indicating that while homes are still selling, buyers are taking a more measured approach before making offers.

Inventory and New Listings: A Buyer’s Advantage

Inventory saw significant growth this month, with active listings climbing to 1,924 by the end of March. A total of 667 new listings were added during the month—a 23% increase compared to March 2024. Year-to-date, 1,623 properties have been listed, representing a 20% increase over last year. This increase in supply provides buyers with more options and reduces pressure in competitive bidding situations.

Market Dynamics: Movement Toward Balance

The list-to-sale ratio dropped to 49% in March, down 11 percentage points from March 2024. This shift reflects a move toward a more balanced market, where buyers and sellers have more equal footing in negotiations.
