💡 My Advantage: I began my Realtor career in September 2021, right in the middle of New Brunswick’s bidding wars. I adapted quickly, learning advanced offer techniques to help clients win in tough markets.

Here’s a sneak peek at one of my bidding strategies (an escalation clause):

This offer is submitted at $340,000. However, if a bona fide higher offer is presented, my client agrees to automatically increase their offer by $1,000 increments above the competing offer, up to a maximum of $350,000.

This clause keeps you competitive without overpaying unnecessarily.

Year-to-date sales: 2,656 (down 3%).

Dollar volume: August down 6%, but overall 2025 is still +3% vs 2024.

Average price: $395,251 in August (down ~$21,000 from July).

Days on market: 55 (still moving fairly quickly).

Inventory rising: 2,421 active listings (174 more than July).

Sales-to-new-listings ratio: 65% (down 21 points YoY).

👉 What this means for sellers: Pricing correctly is critical as buyers gain options.
